The small, compact town of Rollingwood, a suburb just three miles southwest of downtown Austin, is home to some of the capital’s finest homes and estates.
One of the newer homes in the area, the final project, completed by respected architect Christopher Sanders before his death in 2023, offers sweeping views of the Austin skyline. The design-forward house, which uses familiar agricultural forms, is currently configured as a four-bedroom, six-bathroom home. However, a flexible layout means it can be reconfigured to include up to six shared bedrooms. Leslie Gossett Warden at Cooper Sotheby’s International Realty maintains the listing, with pricing available on request. (Property estimates range from $4.6 million on Zillow to $5.2 million on Redfin.)

Brass and glass accents in the dining room’s wet bar were handcrafted by a local design firm.

“304 Almarion stands as a defining moment in Austin’s architectural story,” Gossett Warden said in a statement. “Every element of this home reflects his artistry and intent.” This ranges from the sculptural lines and material palette to the way light passes through the space. It’s a work of design that feels deeply human, born not just to inspire but to inspire.”
The exterior of the residence is largely unfussy, a carefully balanced collection of yellow brick combined with hidden areas in vertical strips of wood, while the interior is transformed into rich color and patterned wallpaper, with depth and dens penetrating the bathrooms. Lighting fixtures double as works of art: a formal dining room is topped off by a marine-inspired chandelier, while one in the moody den mimics the turret Aquila. The bar, meanwhile, sports crafts and glass accents from local clothing Boomtown Designs.

The pool area leads to a raging fire pit.

On the lower level, the tranquil wellness complex includes a fitness center and a built-in infrared and hot rock sauna. If you need a meditative space, you can retreat to a covered patio that leads to a Zen garden. Multiple balconies offer plenty of additional options for enjoying the outdoors, and there’s a fireplace-filled, patio display for chilly evenings and bug outs. It has a separate poolside casita with its own kitchen and laundry and, just below the pool, a sunken terrace with a fire pit.
Although home prices have taken a hit in Rollingwood’s 78746 zip code — Redfin shows the market is down 15.7 percent from last year. In just the past few months, an 8,000-square-foot contemporary sold with an asking price of nearly $8 million, and a stone residence on the shores of Lake Austin sold with a final asking price of just under $7 million.
