A striking architectural estate designed by an apprentice of the legendary architect Frank Lloyd Wright has returned to the market in Nevada after undergoing a significant price reduction that took its ask from $10.5 million to $9.99 million.
Perched on the exclusive shores of Lake Las Vegas, which is roughly 20 miles from the Las Vegas Strip, the home at 10 Sunrise Beach Circle in Henderson, NV, was built in 2023 by architect John Sather Swaback, a respected architect known for carrying forward Wright’s philosophy of organic architecture.
While many of Wright’s most iconic works are found in the Midwest and along the East Coast, he also spent part of his later years working in the Southwest—which is where Swaback first came to study with the iconic designer.
Swaback trained under Wright at Taliesin West in Scottsdale, AZ, a property that served as the famed architect’s winter home, studio, and architectural school. He joined the fellowship in 1957 as one of its final apprentices before Wright’s death in 1959.
While Swaback’s home offers a much more modern aesthetic than the midcentury modern designs Wright is best known for, listing agent Cindy Scott of Douglas Elliman notes that the ethos at the heart of the work remains the same—including the emphasis on a blurring of the lines between indoor and outdoor spaces.

Scott notes that this immersive connection to the surrounding landscape is incredibly hard to come by in the Las Vegas Valley.
“Swaback brings an iconic architecture to the desert,” Scott said. “Views in every room and on a private lake in Las Vegas like this are very unique.”
The 12,015-square-foot lakefront estate reflects Wright’s architectural principles through clean horizontal lines, natural materials, and expansive glass that seamlessly connects the indoors with the surrounding landscape.
Interior highlights include a climate-controlled wine display, a private office, spa-inspired bathrooms, and a chef’s kitchen finished with premium materials. The property also features an oversized RV garage equipped with air conditioning.
Outdoor amenities further elevate the setting, with a 60-foot pool, built-in barbecue area, and a private boat dock along the lake. The home sits within The Estates at Lake Las Vegas, a guard-gated community known for its privacy and exclusive waterfront lifestyle.
“The main living area opens up to bring the outside in,” Scott said. “At both sunset and sunrise the desert mountains glow with light. It’s unlike any other property here in the valley.”

Beyond its architectural pedigree, the property also reflects a broader trend shaping the region: the continued influx of luxury buyers relocating from California and other high-cost coastal markets.
“Since I’ve been here in 2017, I’ve seen tremendous growth—80% of my clients are coming from California, and I understand the relocation benefits on a personal level being from California myself,” Scott said.
Indeed, according to recent Realtor.com® data, in 2025, roughly 25% of online listing views to Las Vegas came from users in California metros, down from its 2023 peak of 27%, but an impressive number nonetheless.
With a median listing price of $464,950, compared with $907,000 in San Francisco and $1.35 million in San Jose, Las Vegas and the surrounding areas also offer a much more affordable—yet just as sunny and warm—living option for Californians seeking to escape the increasing cost of living in the Golden State.
Lake Las Vegas serves as the perfect compromise for Californians who are not ready to give up proximity to water in favor of a true desert lifestyle, offering the “only place in the world where you can find a waterfront custom lot just 25 minutes from the Las Vegas Strip,” according to the community’s website.
Lake Las Vegas also has an array of very luxurious amenities on offer, including a private sports club with tennis, yoga, kayaking and paddleboarding as well as a championship golf course.
No matter where they hail from, the next owners are sure to enjoy this iconic Wright-inspired estate set against the backdrop of dramatic desert sunsets and serene lakefront views.
